If taxes are unpaid the town could sell tax lien certificates for the unpaid taxes to the public in an auction. The auctions usually happen once a year in most towns. You can find out when each town has their public auction by visiting the town hall and asking the tax department. There are professional investors who go to these auctions looking to buy tax liens on as many properties as possible. If you finance the property, you will need flood insurance. You also will need an elevation certificate on the property so you know how high it sits.. Then, you can take that information and compare it to the ABFE maps at Fema. You put in the property address and it will give you the new ABFE level. If the house is not at or above that level, it will probably need to be elevated for you to obtain reasonable insuurance rates. Each zone requires different elevation construction.
If you are considering a purchase in any flood zone, be sure to hire an experienced, knowegable agent to help you.

Such towns are easy to spot. All you need to do is head down any county road. When you spot the community with the junk cars scattered about like we see on the 'American Pickers" show, used tires for sale, callasping tool sheds, outside dog houses with dogs on a chain, barbwire fences, cars parked on front yard, gravel driveways, every post is decorated with "No Tresspassing" signs, and a burn pile in the back have found your town! Most residents will be unfamiliar with 'Laissez-faire' but will be advocates of 'Leave me alone!" And isn't that what you are looking for, a place where folks are not into each others business?
Now, you are aware, your second, inevitable question will be invalid. That question is, "Is this a safe neightborhood?" The answer to that question is directly related to populaton density. How far do you want to drive?

It is best to use a Realtor, as the home buyer below indicated things can't be done, there are actually ways to do them. Also the home buying process and paperwork is different from state to state.

Desirability and utility are probably two very important considerations when determining value. Determining a suitable use that coincides with the physical characteristics of the land will help greatly.

60 acres adjacent to a railroad may have increased value because of its location and potential utility possibly connected to the railway.

Over the weekends, if I am not working with a client I spend time with my family or my hobbies.

- Advertising for Open houses is KEY to get ppl or other brokers to your listing.

Just putting 8 signs out on street corners and in your MLS might not get enough people to show up.

be proactive:

- Price it CORRECTLY

- Print out 100 or more COLOR flyers about your open house. On Wednesday before your Open house walk around that neighborhood between 6 and 8 at night to hand out the flyers to neighbors. Neighbors sell there neighborhood to their friends.

- Print an Open House flyer on PostIets a week prior to the open house. This will go out too all the IDX feeds.

- Craigs List. on Tuesday adverting your open house over the weekend. and on Saturday Morning take your Craigs list posting DOWN, make a new one and put it up. ( Do not renew, but remove and put up a NEW listing )

Your Postlets flyer will have HTML code for posting on Craigs List, Back Page and Oodle.

- have your lender do a lender flyer with loan amounts and payments for your home / Open House.

-Drawings for a $50 gas card at your Open House. Great way to get names, phone numbers and email address of ppl coming thought. ( called LEADS )

- Have bottled water and light snakes at your Open House for your guests.

This is what I have done and do with great success.

Since programs change I make it a point to know what ones are available and the basic qualifications for them. I was amazed at the programs they have available at this time. Many that she talked about seem as though they would benefit you greatly and put you in the home you want. I've run into this a time or two and I know it is frustrating and counter-intuitive, but until the bank responds to a written offer, you really don't know where they stand as to value and what they will accept.

A question I always ask is whether the bank has resonded to an offer as of yet - more times than not, the listing agent will say, bank will not oppine unless there is an offer to respond to.

Yep. It's Four Seasons. If anything is that area is of interest to you I'd call Bob Roggenstein at 908-675-1509 He lives in the area and just closed one in that community. Also Bill Reuter an agent with us lives in 4 seasons mirage.

Actually prior to going to work for the buider, I was the agent for 12 Avalon. That is an unfortunate situation. The previous owners were divorced and neither one made enough money to buy one out.
