Hi Eric, thank you for the question. It is customary for a home purchaser to complete a full inspection on the home before finalizing the transaction. As a Realtor I recommend that each buyer I represent have an inspection completed so that there is no “unwanted” surprise later. Even properties that are new constructions sometimes have defects, and a quality home inspector will be able to spot them. When representing the seller of a home, traditionally we wouldn’t allow an inspection until after negotiating a price for the home, verifying a buyers ability to purchase, and signing a formal contract to purchase the home (subject to an inspection being completed). If you are worried about possible defects, you can also hire a home inspector to complete a pre-market inspection so you’ll have a chance to address anything that may pop up a head of time.
