No contract means you have no buyers agent. You should never have a buyers agent with the agency that sells the property no one can serve 2 masters. It is also financially foolish in most cases unless you are a proffesional buyer of R/E. Think about 12% commisions that is a lot of money to have to make up because the buyer is actually paying for both agents in reality ... more

Would you do it? Probably not. Agents do open houses to meet buyers primarily.

Buyers DO use the open house as a source of info that factors into their buying decision but since they don't typically buy the actual home being held open, they are using that information to help them buy a DIFFERENT house!

Why would you want to get kicked out of your own home for a weekend afternoon, have unqualified people tramping through your home, and even the "real" buyers only using your home as a source of comparison for the home they that eventually WILL buy?

May want to work with a larger bank such as Citibank, Wells Fargo etc, or contact a Mortgage lender
in Maine who does loans all over the US

It appears you are working with a smaller or regional bank, that is chartered to "fund" locally.

Without some additional information your question probably can't be answered correctly. I sold my home to a family from Colorado a few years ago. They had the wife come and get the house exactly as they wanted re: painting etc. then just before the school year started the rest of the family came, enrolled in the local school and everything was smooth. I don't know of anything that prohibits the amount of homes you own so if you are pre-qualified for purchasing a second home or if the sale is contingent on the sale of your home in Texas and will make the Maine home your primary home you should be all set.
Start searching for properties that you are interested in....If you are interested in having me help you find a home I can video tape a walk through for you so you can see and have that same feel as if you were walking the house yourself.
