The problem with the Patterson Park neighborhood and places north of the park is that there are many of vacant houses just a few blocks away.

In Canton you have a geographic isolation because the neighborhood is bordered by the Harbor and Patterson park. It is a fundamental principal of real estate where areas that can be isolated will always be worth more.

School districts also vary in Baltimore city so even if you don't have kids the school district will affect the value of homes in certain neighborhoods.

All in all East Baltimore is Experiencing urban renewal I don't think you will go wrong in the 21224 zip code.

While inventory is a bit lower in Canton right now, the median sold price of $310,000 is 8.58% higher than it was at this time last year. Definitely good news for a stable housing market! In my opinion you'd have no problem with resale in that location a few years down the road if you're buying this year.

Consider researching schools of interest on your own, and perhaps visit the district(s), speak to the superintendent, principal, teachers, etc., then determine where your comfort level can best be reached; don't simply just entertain what other people think or say, another's opinion may not be anywhere near the best thing for you. The rental looks like it is right down Putty Hill Road. It looks like it should take you about 12 minutes. You should be fine as long as you stay off the Baltimore Beltway. That portion of the beltway gets very backed up.

Depending where you have to travel. The #40 bus runs on Cooks lane. There is also the #20 bus at Baltimore National Pike/Coolridge road.
