I know on zillow you can claim the home as the owner and by doing that you can edit the images that show up on zillow and trulia. If you have trouble with that you can also email customer support. I have dont that before for my listings. ... more

If so, as a Licensed Real Estate Broker in Maryland here's my answer: ask the Buyer's agent for a letter from the lender for the buyer showing they don't qualify any longer for a loan,or the reason they can't consummate the sale. Even in short sales we need a valid reason to terminate a contract. Inability to get a loan is a prime reason most buyers don't buy. Was the LLC paying cash or getting a loan? If they were paying cash, where'd the money go? It's odd for a bank to decline to sell to a particular buyer. Something didn't satisfy their portfolio for that house. Was the short sale package complete with all required paperwork? Review these things and go from there.

You'll have to read your contract to find out the means of notification required, "if" notification is required, and what happens if you are not notified. That, or see an attorney - since none of us know what the contract reads and/or what you signed.

If nothing else you should expect professionalism. Is your realtor knowledgeable on the market/neighborhood trends? Is your realtor responsive when you or an interested buyer contacts them? Is your realtor organized and proactive throughout the process? These things come along with being a professional. Keep in mind that a professional may not be as emotional about the situation as you are, but they should still have your best interests at heart.
