Delancy, it looks like you are in Ballwin- so much depends on the area, but I would go in this order: school district, subdivision, zip code and radius. Because the market has changed so much recently, I would only really look at comps from this year (those that sold this year, not necessarily active listings, as they only reflect what someone HOPES to get, not what they WILL get).
