I actually own a townhouse in Clay that I'm trying to sell for several months now. We haven't had much interest in buyers but few people mentioned possibly renting it. We've heard that similar properties rent for $1,100 a month. Most of the houses in the blocks around me are townhomes and some are rented. We're teetering on the idea of renting it out but we aren't too keen on the responsibility of being a landlord.... more

I always ask the question, "Would you head into the courtroom without proper representation?" When working without a realtor, you typically have no acess to you local MLS(not all properties are located in newspapers or online) and more importantly, you would find yourself up against a seasoned/trained seller's agent( negotiating solely for the seller's interest) once you find that house you wish to put a bid on. Before you think that's an easy task, please realize that many listing agents take many classes on how to master the art of negotiations for their clients. Even a slight slip of the tounge can be used against you to strenghthen their position
I realize your co worker was less than impressed with their realtor. The answer is to find a more professional realtor. I suggest you interview at least three accredited buyer's agent's to determine the best fit. They should clearly state what service they provide and don't be afraid to let them know what you expect from this transaction. As for whether you would save money.....yes, by using an accreditade buyers agent! While you DO NOT pay them directly, they should help you get the most home on the best terms!

Hi I am a real estate agent in the Liverpool area. If the house has a real estate sign out front you can call the agent to inquire about the property. However, remember the listing agent represents the seller and not the buyer. If you are looking to buy you can contact an agent and give them the information on the house so they can inquire.
