The only -0- down payment loans as those insured by the Veterans Administration (VA Loan) or the US Department of Agriculture (USDA). At the present time there are no -0- down payment loans available for first time home owners.

In order to qualify for a VA loan you have to be a veteran of the US Military

USDA loans are available in rural areas that are under developed; you can find maps of USDA financeable areas or input an address to verify if USDA financing is available at:

This is a family-friendly community, full of families and singles of all ages. On the majority, I would say 30 somethings on up and their children live here. I don't see hardly any fresh out of college or in college folks here except in the apartments. If you enjoy being part of an esteemed community, this is the place for you. There is certainly the wow factor if you tell a local that you live in Baldwin, but to see if it's right for you, come walk around for a day. There is a Publix, CVS, Five Guys, and Gators Dockside walking distance from most of the community, and you are central to the Fashion Square Mall, Target, downtown Winter Park, and Downtown Orlando. I-4 and 408 are easy to hop on and off and there are plenty of gas stations and restaurants all around. It's a great place to live! ... more

If you are looking for a specific 55+ community, Winter Park and Downtown Orlando both offer a plethora of options for any budget, still keeping you within a very commutable (bikeride or short drive) distance from your parents. My family and I am in the process of relocating from Chicago to Orlando with a 2.5 year old, so I understand exactly what you're going through. My company placed us in corporate housing in Baldwin Park at The Village at Baldwin Park; we are happy with things. Quite frankly, everyone pushed us to purchase in the Dr. Phillips and Windermere areas, but we fell in love with Baldwin Park, so we're taking our time to ensure that we find the right "fit."

- it's walkable
- it has a sufficient number/kinds of amenities in the Village Center, i.e., dry cleaner, grocery, salons, restaurants, gymnastics and swim school (classes for kids starting at 2 yrs.), there's also a Bright Horizon daycare in the community
- it seems safe
- it borders Winter Park, which also has extensive resources, albeit it is a more established community. Winter Park has some fantastic restaurants, including one of only two Whole Foods in the area. It also has some wonderful gardens, parks and museums (the Science Center has daily children's programs, i.e., story or music hour)

- Not close to highways
- connected to the dreaded I-4 (the commute times don't bother me, I'm a city kid)
- many people perceive BP as being overly crowded
- they are a bit underdeveloped from a retail perspective

You will probably be able to find a 3 br/2 ba place at or around $2k, but you probably won't be able to go much lower than that in the area. Check out The Village at Baldwin Park, Post Lake at Baldwin Park and Enders Place at Baldwin Park just to get a sense of market prices.

As previoulsy advised by other professionals, the house you inquired about was sold 09/10 for $1,525,000 and had an asking price of $1,750,000. It was a REO property and was on the market for 56 days through the bank.

The Upper Union Rd. house appeared to be a beauty, but Baldwin Park has so many breathtaking homes that you should have no problem finding a house that exceeds your expectations in that vicinity. Wow!!! Rick Aguirre did it again... he won my favorite answer of the day award. I am going to agree with him again on this one.

Mark, it is all about how you view the area because ultimately you are going to be the one seeing the value not us. I recommend you take a weekend and go check out a few different homes in Baldwin to really get a taste for what it offers. Go with a local realtor so they can really explain the different ammenities that are available to you.

If this is a concern for you ( condo conversion) and it should, you need to be aware of the investment vs primary residence ratio. If the investor ratio is such that the units are mostly investor owned the lending institutions may not even be interested. Condo's unfortunately are so over built that their value has plummeted and the result is there are many to choose from and the price is more affordable now. Also be aware of the HOA's Ender's has 2 ,a semi annual of $288 and a monthly of $220. Lastly and I am not sure if this is an issue or not but enders is next to Bennet rd, there is a fair amount of traffic on Bennet,but that may also be a convenience as well.
