In most cases if your son has given a deposit and turned in an application and were accepted but then voluntarily chose to back out there may be an issue. Typically the deposit is only refundable if the Landlord chooses to reject the tenant. The realtor should have explained this to your son. Ask to speak to the agent and see if there is anything that can be done. If you find a suitable replacement you may be able to get your money back.
