Avondale Estates is still inside the perimeter and is a stone's throw from DeKalb Farmer's market and Downtown Decatur. It is really a neat community that has a small town feel with all the amenities of a big city. Just recently when GOOGLE fiber considered areas of Metro Atlanta to include its high speed GOOGLE fiber they DID include Avondale Estates. Other areas of Metro Atlanta were left out. So even West Coasters know the value of Avondale Estates and the immediate surrounding area. Very soon the Avondale will become much more metropolitan with new apartments/housing and a shopping plaza behind Towne Cinema. Just google Avondale Estates development and you can see the master plan and meeting dates. Check decaturish as well to keep up with our AWESOMEVILLE in Avondale. ... more

I've lived in the area for 10 years...close to Decatur and Avondale Village without having the additional city taxes. Yes, it is a safe area. I bought my home as a single woman and have never had any issues.. You should buy now and take advantage of the investment opportunity. ... more

People often ask this question. Of course, we all want to simplify the process. The truth is that real estate is all about negotiation, and there is no one rule.
First, you want to have seen a variety of homes in the area. When you find one that is right for you, ask a Realtor to prepare a "CMA" comparative market analysis" This shows at least 3 similar homes in the area and what they sold for. The sales must be recent, preferably within the last 6 months. You might want to drive by the homes that are listed as "comparable" to be sure there are no hidden factors such as a bad location or a really pretty lot.
Second, what's it worth to YOU? Does it have a special feature that the others you saw don't? Do you anticipate that you will need to spend additional money shortly after you move in? Make an offer in line with your budget, and don't go over your budget without a compelling reason.

Avondale Estates is returning to its glory. A Publix is supposed to be built this year in the downtown area. Decatur trendy restaurants and galleries are slowing moving down the college ave. corridor. In my opinion, it is a good place to buy a home. However, I would buy in the unincorporated Dekalb section for the tax break. Unincorporated Dekalb area of Avondale is becoming a very desirable area and the houses seem to be holding their value in a depressed market.. ... more
