In the 15 years we've lived within the Town of Banner Elk, there has never been a break-in or larceny in or around our neighborhood. It's been a safe, secure place in which to raise our son, and there are now lots of young children growing up around us.

I can't speak for what happens on Beech Mountain, but suffice to say I don't think they have a problem either. Why? Because there are far more churches than bars, and the Banner Elk PD is really on top of things. They patrol our neighborhood in the oft chance anything is happening, and so is hasn't and doesn't.

Sadly, we're leaving the area to be close to our extended family. As far as heating costs, we have two large wood burning fireplaces. The electric baseboard heaters can be a little expensive in the winter, but it's offset by the fact that you never need A/C at all in the summer, and there's practically no humidity.

Other residents' attitudes? There isn't, since a number of residents have come from elsewhere. There's a good mix of natives and others. The average age is skewed by college kids and older part-time residents that find the area and can afford to live there later in life.

It depends on the seller. Some need to sell quickly and will negotiate. Others will wait for their sell price and it doesn't matter how long they have to wait. They have the money to let it sit until they get the price they want. Make your offer and see if the seller counters. ... more

If he inherited the house then he can do with it as he pleases and it sounds like title was in a living trust if there was no probate.

Wrong on the lack of a title search, if the bank loaned him money they did a title search before they recorded the mortgage and again when they sued him to collect. We run title on the property and the buyer and the seller. They are not required to tell you what they did, now that I think about it, they may not be allowed to discuss it due to privacy laws.

My question is why are you asking this now? It takes a really long time to arrange financing, default on the loan, get sued by the lender, foreclosed, BOOM! If you wanted the house why didn’t you buy it at the court house door?

But if you are saying he cheated you AND the lender that is different. Are you trying to send him to prison for mortgage fraud or theft?

Now, rather than rant about the transgression in which aggregate real estate websites engage, let me provide you some REAL numbers. I, like everyone else see these estimates, zestimates, guestimates and SWAGS and find them horribly distressing.

A community in Dunedin Fl comprised of 74 homes, 1997 constructed, with 3 and four bedrooms and those glorious 3 car garages. Six sales have occured in 2013. THIS IS THE PERFECT CONFLUENCE OF DATA FOR ACCURATE CALCUALATION OF VALUE!

In my research, I did not use the sales data from two home that had great water views. None of the homes had water views that were included in the study.

The Trulia valuation for those six 'like kind' sales was as much as 80% incorrect. That is equivilaent to a Million dollar home being valued at $200,000! Aggregate average was the values were 40% off target. You would be better off asking a butterfly for a valuation than to use any of the numbers published on a aggregate real estate web site.

Bhk, there are lots of numbers floating around, including the ones I just shared. You will find data without proper analysis is worthless. If you have serious need, call a professional. We do this dozens of times a month, hundreds of time a year....RIGHT IN YOUR NEIGHBORHOOD. Call a Newland, NC real estate professional.

Good Morning Joel, typically in our area the sellers disclose on the NC Residential Property Disclosure the annual HOA dues. Have you tried googling the HOA? It's becoming more and more common for HOA groups to have a website. You can then make contact with the board members for more specific information.

Sugar Mountain is not in my region but it is a stunning area. The best of luck to you in your search for a home.

My first thought is for you to contact a buyer's agent in the area you are looking at wanting to buy in. You will have to make sure they know what your plans are to make sure it is zoned for what you plan on doing.
