Oh my God, where do I start? This is the worst management team I have ever dealt with. They have no customer service skills whatsoever. I have to agree with the person below that they don't know or they forget that customers (owners and lessees) pay their salaries. There is a woman in the office by the name of TAMARA who has no manners and it is very rude, she needs to be fired because she is the first impression and image of the property and she is definitely doing a horrible job. The maintenance is BAD with capital letters. The apartments are full of roaches, they are supposed to exterminate at least once a month and they don't even comply with that. If you report that your apartment is full of roaches they try to put the blame on you. My wife had to throw away food at least twice because of the roaches. They crawl on the walls, in the kitchen, in the bedroom every where, I have videos and pictures, I wish I could post that here so everybody can see the condition of the apartment. I WOULD NOT BUY OR RENT THERE EVER AGAIN. I used to own a codo there about 18 years ago and things were different then, they had a nice area on the 4th floor with barbecue area, jogging track, soccer and basketball court but that is all gone now. The place was falling apart a couple of months ago and they are working on improving it but it is not even close to being done. THE MANAGEMENT OFFICE SUCKS BIG TIME! You can also go to Aventura , Greynolds Park, or Hallandale, within a short driving distance.

Sunny Isles is more citified for the following reasons:

1. Commercial/retail plazas: restaurants, banks, pharmacies, bars, clothing companies, etc
2. On main street - Collins Avenue
3. Right next to hotels/spas - Trump towers, Acqualina, etc

If you want a quiet version of NY then Sunny Isles would be perfect for you. Aventura is much more quiet and much more residential than Sunny Isles. Aventura Mall is only a 2 minute drive from Sunny Isles. Sunny Isles gives you the best of both worlds - business and pleasure (with the beach just minutes away).

Jeff,I still can not figure it out. Maybe it is my stubborn disbelief about SELLING something THAT IS NOT ONE'S PROPERTY. That is what I am trying to figure out. Another point- all expences in community are shared by the unit owners. Than All profits from sale of communal proprty also have to be shared by ALL owners? What about amount of shares? If unit has no parking and no storage, should the initial amount of common elements shares( assigned to this unit at purchase )change as well? I understand that people sell and buy parking spaces and storage(limited common elements) all the time.But is it legally exceptable?-that is my question.And is it ethical(if not illegal)for the board member to buy part of common elements for her own profit? ... more

In Aventura there is Biscayne Lake Gardens where several (most) of the buildings are 55+ "Adult Communities" ~ HOPA'S

Point East may also be another HOPA just south of Aventura, proper.
