I was a teacher in Prattville and most of the teachers' children attend the Prattville elementary schools. An advantage to Daniel Pratt is that it is one school K-6. The other Prattville elementary schools are broken up by grade. There is a separate kindergarten, primary, elementary, and intermediate school. They have a van that will come to your home and take you to the doctor, store, or where ever you need to go. There are neighborhoods in Prattville that are close to stores. There is a program that you can get a second mortgage to cover 3% of the down payment needed. Plus certain areas even have 100% financing programs. I'd love to talk to you more about that and what will be best for your needs.

You can typically expect about 45 days from shopping to closing in this area. The process will go much smoother if you are already Pre-Approved for a mortgage prior to beginning to look for homes. This helps with price range and prevents spending valuable time looking in a range you may not be qualified or comfortable in.

Since Jan 1, 2010 15 homes priced between $300,000 - $350,000 have sold. There are 16 homes in that price range actively on the market and 1 currently under contract. The days on market for the ones that sold range anywhere from 25 days to 239 days. The active homes range from 19 days on the market - 377 days. The one that is under contract was on the market for 29 days. Only 1 of the active listings is a foreclosure. Days on market is hard to call. It could depend on the condition of the home or if there is the right person looking for the home you are offering. I hope this has helped. ... more

Another reason a bank owner may require "cash only" is the condition of the property. Either their own BPO or listing agent has advised them of issues with the property or there may have been a previous financed offer that tied the property up for 30 days or more in an attempt to get the loan underwritten and it was turned down.

If you are working with a Realtor, have them question the reasons and explore options. There are always extenuating circumstances if this is a property you are willing to have to work hard at purchasing. With the inventory out there you might find it much easier to find something more suitable to your situation.
