What I think you need to consider is your budget, proximity to work, type of home, age of home, in addition to your lifestyle. I know of a really good and knowledgeable realtor serving Austin and it's surrounding cities such as Cedar Park, Round Rock, Lakeway etc. Let me know if you'd like to be connected to her.

Have it tested. However, in the interim, there are several manufacturers of ceiling tiles that never used asbestos, and state so in their corporate disclosures. Armstrong is one of those that comes to mind. Typically, on the back of the tile, you have the manufacturers name, and part number, although on tiles this old, the ink may be impossible to read.

You may find the link in this answer of help in doing some additional research.

For asbestos testing, you can try these local companies:

Or you can use a national firm and mail it. Testing will range from $50 to $75, local or national.

Stay safe and do not disturb the material in anyway (don't create dust from the tile) until you've had it tested.

While I was working for the City of Houston, I was responsible for obtaining Engineering Test Results for asbestos containing materials in city buildings. I do not recall having seen positive results for ceiling tiles. Having a tile tested for asbestos materials would best answer your question.
There are federal regulations regarding handling and disposal of asbestos containing materials (if found). Your best action at this time would be to have a tile (or several) tested by a reputable firm. Don't depend just on a Contractor.
There are slight variations of the regulations when it comes to you as the Property Owner.
As a Realtor I cannot advise you, except to advise that you obtain creditable testing results.

Mueller has been a great place for many folks, across many demographics. Their are certain rules & regulations, but the lifestyle suits those that seem to be okay with the rules and regs for the most part, and their are a ton of perks and people pleasers that come with the "Mueller" package, including the "green stamp" taht so many of the buildings - resifdential AND commercial have. Truly a unique community!

Indeed, some of the homes are high in price point, though by law they are required to keep a certain number of homes for a targeted affordable home program, which has been succesful from my understanding. In fact, when you go to tour the homes, aside from the "affordable ones beings somewhat smaller ,and a bit less flashy, you would be unable to tell them form the standard homes, as they are mixed in quite well. The high end homes, well, let's just say they LOOK like high end AND seem to perform that way as well.

I have sold in Mueller, a family , and a couple of young professionals, and they seem to really like it there. There are certainly rentals in the area, and some are former owners. While prices have increased some in the area, I would imagine cash flow or no would depend on downpayment, and what type of financing you are working with, as well as hold time.

There is a new development about to be underway at Mueller - 221 new homes being built, just east of the new Town Center. I wrote about it a couple of days ago on FB & on my blog. Apartments can be pretty steep downtown but if you're willing to commute, check out the Lakeline Mall/620 area. Freeways are awful!!! Toll roads are stupid and hard to understand! Hardly anyone uses the toll roads. We were considering Texas.... then saw people driving too crazy. Prop taxes very high... People say "we are real nice here." Why do they say this? Because in reality, they do not want you there....ESPECIALLY IF YOU ARE FROM CALIFORNIA. I wil say, if you are going to buy a home from one of these agents who describe Austin as "oh so good" well THEY WANT YOU.... The HEB is one of the worse grocery stores I have ever shopped in!
And, try to look for others!!! OMG. HEB has high prices and not a good variety! NO TRADER JOES, NO VONS,
NO WINCO, NO FOOD 4 LESS.... NO THANKS!!! Plus... our auto insurance was going to triple in Austin area!!
WONDER WHY??? Texas is not that much in the black like they keep announcing...... Amazon just left.
THERE ARE MANY EMPTY HOMES FOR A REASON.... HIGH TAXES, etc... High tuition at colleges as well!

Eanes is the best school district in Austin. However, the houses tend to be really, really awful since the area wasn't significantly developed until the early 80's. There are some nice '50's houses on large lots in Rollingwood/Westlake Hills (seperate municipalities from Austin, but not really noticeable in terms of urban fabric), but they are very expensive. I really like the walkability of the area between 360 and Bee Caves around Walsh Tarleton, from these homes, all three public schools (elementary, middle, high school) are accessible by kids on foot, which is fantastic. If you shop hard, you can usually find a 2000 sf fixer-upper in this area (although rarely with a pool) for about $375K. I'm not sure if that would work for you, but the great thing about houses in this part of Eanes is that they hold their value even in bad markets, and in good ones, they appreciate faster than other areas of the city. ... more
