There really are plenty of great places and neighborhoods in and around Austin. Are you looking to purchase as an investor or a place to live? Depending on your answer that could broaden or narrow down the size of your search. Obviously it also depends on how much you are looking to spend. So as you can see there are lots of questions to be answered before any real helpful answers can be given.

As a Realtor it is against our code to push clients into specific areas. Those decisions need to be made by the client and the client alone. Travis Country is a very nice community that was created in 1998. I was part of the original development /management team that created and managed the initial marketing and sales of the new builder homes at that time. Newmark Homes and Pulte were the primary builders. Wilshire also built some. There were a few other builders who purchased limited lots within the community. The community offers very nice amenities, a great school situation, and super convenience to downtown, major shopping, Lake Travis and the IH35 corridor.

BestPlaces.net and Spot Crime are both great sources for crime stats and other valuable information. I use those both on a regular basis. The Parke is in Travis County but I do not believe it has been actually annexed by the City of Ausitn . Check also with the Travis County Sheriff's Department- www.TCSheriff.org for a good source of info as well.
The Parke is a great neighborhood. I was part of the original development team for the community. If I can be of more service please let me know.

Originally this was a two bedroom house. At some time before my client bought it one of the bedrooms was made a bit smaller, and the closet removed in order to make room for a third bedroom. The new bedroom and the one it was divided from have large armoires or wardrobes about half the size of the original closet. These convey with the house. Garden homes tend to be of compact design overall, but obviously these two bedrooms are smaller than most. One is really more useful as an office, but has been a child's bedroom. The owner would be willing to re-convert to two bedrooms of the original size, with or without closets, if an offer were otherwise acceptable.

Call your Realtor if you'd like to see it. Or if you aren't working with someone I will be happy to show it to you. It's a very clean, partially upgraded and otherwise very well maintained home. It seems large for the square footage because of its very open floor plan and lots of natural light.

Foreclosures are the results of California investors jumping ship with the current lending situation not lending on investor dominated ownership. People often forget there are other college campus's besides UT. There are four other universities in the Austin Area. ACC- has multiple locations, Concordia, Saint Edwards, Houston Tillitson. Allways look at the map andor Google the address to be sure the location really works for you. Good luck!

If your interested in a home to live in full time there are presently there are 37 homes listed for sale. Each of these homes has at least 3 beds and 3 baths, the average year built is 2002. The average square footage is 5453SF and typically they average 170 Days on the Market. The list prices average $278.42PSF.

However if you look at the Sold properties over the last 3 months the numbers look like this: Average year built 1999, average price per square foot $210.25 with about 4926SF, 143 Days on the Market.

OK. So obviously you have a number of agents eager to respond to your request. I, too am an agent, however I am also an investor and have several different strategies for finding homes for my clients.

Anyway, to keep this short, if you try going the traditional route of getting financing through the bank and, because of their strict guidelines, cannot get approved for financing (whether through a REALTOR or not) then we should talk. I can find homes for you in the MLS as well as through other "non-traditional" means.

See my website below for homes that I am offering, most of which you WILL NOT find on MLS. As you can see, most will offer owner financing, however if you want to go the traditional route we can do that too.

The appraisal district has used specific homes for comps which they are required to provide if you requested the tax payer packet. If not, it can be difficult to argue the appraisal numbers. However, your agent can provide information to help. One note, the appraisal district wil only consider comparable properties sold through Jan. 2009.
