It varies. How much electricity, water etc that one family uses is not going to be the same for another family. I have a friend who likes to set the temperature in his home during summer at 72-73 degrees while another friend at 80 degrees. The efficiency and size of every home is also different. The amount of laundry you do, the size of your yard and how often you turn your sprinkler on will determine the amount of water you use.

I agree with Noah, each neighborhood may hold different meanings for different people. Some may enjoy the peacefulness and privacy of a wooded area with large lots while others seek a sense of community with their neighbors. Then there those who are just interested in living in a decent place.... close to their jobs.

In the end, what makes a neighborhood or home the perfect place is that indefinable feeling you get when you find it.....you simply know it's home and where you want to live.

Most good and bad things are based on an individual lifestyle. How close is your home to work and area entertainment. Paloma is a wonderful community with a vast array of qualify home builders. It all really depends on your wants and needs so take a good look at that.

Also, compare what you can get on the existing homefront. There may be a wonderful or newer home in Teravista or similar area that meets your needs. While building new is great and you get to make choose a lot of options you also pay a premium for those options. This can create a longer timeline to build equity. I have found that existing homes that are 2-3 years old will sell for a $20,000 discount over building new. So definitely take a look at lots of areas and home options so you know for sure you are making the right decision.

As a mortgage broker and licensed Realtor I also like to help my clients who choose to build a new home obtain the very best financing options. Builders will often try to lock you into using their own builder financing partners and those are very rarely going to get you the best financing options. To keep them honest I always provide my clients with an ultra competitive GFE to provide to the builder's lender to keep them honest so to speak. This forces them to give my clients the best possible financing options available based on competition which they often do not face.

We have several Farmers Markets around Austin. I just went to the one in east Austin yesterday. It was a lot of fun, as they had live music and several vendors selling already prepared food and drinks in addition to the fresh produce for sale. If you want fresh eggs and meat you better go early as these items often sell out early.

I would ask the name of the utility companies the seller has been using, call said company and find out what they charge for kilowatts, water, and other services. Then do a google search for other competitors in the area and get their rates. It really doesn't matter what the previous owner paid for their utilities - especially if theyr'e paying too much!. If you're willing to do the homework, you can save lots of money over time. Though it's out of my scope to do so, I'm always happy to provide the names of competitors in the prospective areas so my clients can do a search. In Austin we have many condo's that have individual garages. There are even "free-standing condos" that look and feel like single family homes, often they have 2-3 car garages. We also have multi-level condos and one story townhomes. The buildings are only limited by the individual developers and the yterrain. Real estate is a very local matter, and its very different from city to city and state to state.
