Are you an agent? Ask your office to come through and give their honest opinion. Are others selling? If so you are probably missing something. Selling your own home is tough because you can't be objective. You like it, so you own it. Buyer's have to see it through their own eyes with their own taste.
Chances are you are over priced. That would explain the low number of showings and lack of offers. Buyers and too many agents are afraid of offending a seller with an offer much off the list price. Over pricing is the one guaranteed way to stay an owner longer and end up with less in the end. I could be wrong, so get some fresh eyes on your home and your price.
If you are not an agent, you need one. You are too close to do yourself the good you need.

Yes, I heard that thought, all the other agents are presenting a very similar product and you have lost delineation.
Besides that characteristic, what are the other deficiencies you see in your current product?

Having gone through this exact exercise, I created my own Excel titled LPA. Not only do I display three independent analysis, but also display for them to see, that they will likely make EXACTLY the same mistake other unsuccessful seller have made...and on one page! Again, this was the product of need, not boredom.

What problem are you trying to solve?

I must agree, this business is a fulltime job and then some. Potential clients want answers now, not three days later on your day off from your "real job". Most successful Realtors work 7 days a week, maybe not 24 hours a day but it feels like it sometimes. your best bet is to focus on your sphere of influence. Those people already know and trust you and know how strong your work ethic is. Stick with what works for you. Good luck!

This has been a problem since the feds changed the rules on appraisals with the HVCC regulations, Appraiser are only supposed to be working within their area of expertice. But like some agents/brokers since they are licensed in the state of Texas, they believe they can represent a family member buying a home 1, 2, 3... hours from where they hang their license. Supposedly they are looking at how appraisers are assigned to ensure they are knowledgeable about the area they are working in. ... more

I just wanted to check in and see if you found something. The 78749 zip code is the fastest moving zip in the country right now, so there is always something available in this neighborhood. The Maple Run neighborhood is close to MOPAC, so it makes for a short downtown commute (15 minutes) and is still very close to several shopping centers and green areas/parks.
