Since both areas have really great schools, it would be worth several trips to Austin to drive through both areas at different times of the day to see how you feel. Both areas are highly desirable areas. Circle C's amenities are fantastic but a few visits will give you the answer....I would suggest arranging a few house showings so you'll have something to compare also. I don't believe that buying leads is a good idea for most agents. Most simply have no idea the real level of dedication that needs to be committed when choosing to pursue internet leads.

Buying the leads is only the first step. Then you have to buy MORE tools like Follow Up Boss to properly handle those leads and follow up with them. Internet leads from Trulia is NOT like the old-fashioned floor time at the office. Someone calling in on an add or a sign was WAY more likely to buy a home from you than someone that fills out an online form.

That being said, there are so many agent who, in interviews and on video talk about how a major part of their business comes from internet leads. I bought them myself, but got very few and the ones I got never panned out. I never had a big enough slice of the pie though truth be told. I probably would have been singing a different tune if I was willing to commit $800+ per month for a big slice of a really hot zip code. I wasn't through.

The BIGGEST thing that one has to think about when considering buying leads from T & Z or Realtor.com is whether or not you actually want to build a business around BUYERS!

Over the past few months I discovered that I'm actually hardwired at the core of my being as a seller's agent. You don't get seller leads from Trulia. So it doesn't make sense for me.

I just wanted to check back in and see if you did buy a home in the Estates of Shady Hollow? In case you have not purchased a home yet there are six homes for sale right now in the Estates of Shady Hollow. Here are the details:

Average year built: 1990
Average square footage: 3093
Average Price per square foot: $124.46
Average List Price: $384,217.
Average number of days on market: 155

All of these homes have at least four bedrooms, 3.5 bathrooms, 2 living rooms and a 2 car garage. Should you wish to see any of the available homes send me an email and I can send them to you or take you to see them in person.

Here are the stats for the most recent sales in the last few months.
Sold Price per square foot: High-$155.53, Average-$138.55, Low $121.76
These homes spent an average of 50 days on the market and the average sold price was $412,500.

This could be the result of a couple of things, first the square foot reflected on the tax roll is usually derived from the plans submitted when the building permit is issued. Possibly the plans changed at some point, an addition was added without a permit being pulled or someone made a mistake when they property was entered or copied into the system. ... more

When I followed the link it shows the Trulia site reporting 2913SF built in 1997 on a .17 acre lot. I am not showing the 1308SF anywhere.
