If you don't pay the option fee you (buyers) do not have the unrestricted right to terminate. Unrestricted right to terminate means you can terminate for any reasons, changing your mind, cold feet, etc. The 7 days termination after seller's disclosure notice gives you another exit clause. The option isn't always there, for example, if the seller has provided the seller's disclosure from the beginning. Also the option period is not always 7 days, it's a negotiated time frame and can be shorter or longer than 7 days.

Yes, you can definitely list your rental property on Trulia without a real estate agent. Zillow Rental Manager provides a way to list your property. I use the new software www.hemlane.com, and it lists my property on Trulia and 40 other websites. Make sure that you are also doing a background and credit check on your applicants. I learned that the hard way.

However, if any report, disclosure or information for which Seller is responsible is not Delivered within the time specified in paragraph 14A, then Buyer has 5 (or )Days After Delivery of any such items, or the time specified in paragraph 14B(1), whichever is later, to Deliver to Seller a removal of the applicable contingency or cancellation of this Agreement.

So the way it reads to me is - You must give your request for repairs before the inspection contingency period is over. Normally 17 days. After that you get a little break. Once the seller responds to your request you have 5 days to remove contingency or cancel.

If you can go a little south of 78748 down to Buda, TX you may not need a down payment if you qualify for the No Money Down USDA mortgage!

One of the best things about the USDA program is the monthly mortgage insurance is substantially cheaper than FHA or conventional options.

For example: On an FHA loan of $150,000, the MMI (monthly mortgage insurance) would add $106.25 to your monthly payment but on a USDA mortgage it would only add $43.75 & it's going down starting in October 2016!

The other nice thing is USDA will actually allow you to roll in your closing costs as long as the appraised value supports it.
