C Rollins, thats a great question and one that is always asked!
Unfortunately its a tough one to answer. The people who know most about the house, ie Real Estate Brokers are not Contractors or Home Inspectors! Its almost like asking one of us to diagnose a new mole on your arm!
Your best bet is to become a client of a Buyer Broker, arrange a showing, check the place out, view the disclosures, consult your Broker, then hire an Home Inspector if you are further interested.
This would be your best bet to have your questions fully answered to find out EXACTLY what repairs are needed.
