Even the price of $450/mo does not seem appropriate for either an apartment rental or an office rental space. Also, this ad is 11 months old (?). I suggest you call the listed Manager:

this property had been on the market for quite a while prior to going back to the bank.. right now in augusta and the surrounding area, we have had bank owned properties come on the market at this price point but they tend to go pretty quickly and they also tend to be cash deals. they also need a lot of work.

If you are looking for a lower priced home in the augusta area, the best thing you can do is to work with an agent who can understand what you want, how much work you can do (or want to do), and the kind of loan you are qualified for if you can't do cash.. some houses are so far gone, they don't qualify for financing. I have seen a few of those. then when something hits the market you will know right away.

The best people to give you the loan calculation answers are the loan officers. The information you will need is the interest - when you have that information to calculate you fill in the amount of your loan, the interest rate, and the number of months- typically its a 30 year mortgage or 360 payments. This will give you an idea of your principle and interest. To that monthly amount you would also add taxes and insurance to figure a monthly payment. There are some really great financial institutions out there that work with VA loans, take a few minutes to call some in your area to see what is your loan amount and what your interest rate would be! Once you have that information you are ready to look for the right houses in your price range, and that is the time to work with a Realtor!

Unfortunately its a tough one to answer. The people who know most about the house, ie Real Estate Brokers are not Contractors or Home Inspectors! Its almost like asking one of us to diagnose a new mole on your arm!

Your best bet is to become a client of a Buyer Broker, arrange a showing, check the place out, view the disclosures, consult your Broker, then hire an Home Inspector if you are further interested.

This would be your best bet to have your questions fully answered to find out EXACTLY what repairs are needed.
