There are three different "values" that will appear on the county appraiser's information. Just Market Value is based on the previous years sales of similar properties in the subject's specific neighborhood. This value is adjusted for cost of sale (commissions, fees and taxes) and should be no more than 90% of the home's actual market value and no less than 75%. That being said, there are over 300,000 parcels in polk county and about 16 appraisers who review these values every year. Yes. FHA requires a 580 mid for 96.5LTV. I work with a lot of people who have less than perfect credit. I tell all my clients that need a pre approval to visit The Lenders Network, I have had clients with scores under a 600 get approved. If anyone can get you a loan they can.

With that credit score I would say it is possible to obtain a loan. I have been able to give out loans with credit scores as low as 580. The thing to realize is that your ability to obtain a loan relies on other factors as well as your credit scores. These factors include your income, assets, liabilities, debt, down payment, employment, etc. A lender like myself would look at all these things to determine whether or not you can get a loan.
