The reason is mobile homes are considered personal property - not real estate. Real estate agents don't make much money with mobile homes and for what it's worth, they will put you at the bottom of their priorities. In other words, you need to sell it yourself. The biggest tax is up to 1.78% Excise tax that becomes due upon sale. This is based on the selling price and is non-negotiable. As a seller you'll also pay for half of the escrow costs, a Title Insurance Policy and some other smaller fees.
If you are a foreign person and you have a gain upon the sale of the home, you should research FIRPTA to see how/if you may be impacted by this.

Hi Mike,

You will need to contact your agent and have them list the proprty on Trulia. It is not fed by the MLS, it is up to your agent to do it.

Thank you all for the advices. I agree that it is tough to price and sell a house at this time without any loss because of many of distressed houses in the market. At this moment, my temporary option is to rent it out and hope for house market return and sell it. In my opinion, althought we are still in the recession, big companies such as Boeing, Microsoft, etc.. still produce their products and may have future jobs coming. Keeping the house ready to show with 4 children would be extremely stressful for you and the children. Moving in with your parents sounds like a great idea! You are fortunate to have that choice available to you. Ask your realtor to look at the home and tell you which items should stay to stage the house. You might even consider a professional stager.
