Typically the owners can no longer trade sweat equity for reduced down payment. This is a idea long ago past.

Typically the smallest down payment will now be about 3.5% if you can qualify for an FHA loan and you will need another 2-3% or so for closing costs and prepaids.

The first step is to see a lender and get prequalified for a loan.

The taxes are based on value rather than size. At approximately 1700sqft the value will likely be somewhere between $120,000 and $155000 and the taxes therefore approximately $3400-3900/year. Also there are HOA dues in Savannah about $700/year. One of the few communities where I think you actually get something for your dues. Very nice community and a great place to get connected if you are new to the area.

MLS shows the listing price was $109,000 at the time an offer was accepted, it is listed as Active Contingent at this time, most like meaning it has made it through Inspections, and now awaiting loan commitment and title work to be completed. You can check out the entire listing at this link.
