One may wish to consider, is it worth having an Open House. Some markets DO NOT lend themselves to an Open House. We live in a Vacation/Resort and second home market. While there are a few that may show up to an Open House, it's usually just brokers. Typically, we only have 2-3 of them show up. For Brokers, it seems to be better during the week to have an Open House. On the weekend brokers are showing homes to Buyer Clients. Those clients have already decided which homes they will see be looking on line. It just doesn't pay to spend hours traveling in a rural area to get to an Open House. We have even teamed as Brokerage Firms to have several Open Homes in a close area. Still, it's mostly the Brokers that show up, and then only a few. Same goes for holiday weekends when we have a lot of visitors. We do better with walk-in traffic than an Open House. In Metro areas where there can be several homes of similar type within a few blocks, Open House may work. In our area, it doesn't matter which day of the week, people just don't come. The NAR reported that in 2015 only 13% of home sales were in rural areas and only 2% were in vacation/resort areas. Look at your market, talk to other "local" brokers and see what works. This home isn't for sale. It's a bogus "foreclosure" listing on Trulia. If it were available it would say "FOR SALE". If you're interested in buying a home you should call a local REALTOR who can work for you as a Buyer's Agent. Your agent can show you any available property, including all foreclosures. ... more
