If the home has an HOA then you would need to pay the HOA fees. I would suggest that you find out who the HOA is and call and ask just to make sure.

97% LTV- CONDO Purchase loan with NO PMI!

I close one of these loans recently in Tarpon Springs for a borrower and both the Listing Agent and his Buyer's Agent both told him I could not close the loan and that 20% down was required!

3% down with NO PMI on a Condo purchase in FL is almost unheard of!

I approve Homepath loans on a regular basis. They are actually easier than a conventional loan as they don't require an appraisal. Also, if you put less than 20% down, they don't require PMI.

If the home is listed on and it needs repairs, with limitations, you can apply for a Homepath Renovations loan.

Both types of loans require a minimum credit score of 640.

The reason I wanted to filter out this particular company, is because all of their listings are incredibly vague. When I come here to look for a property, I would like to get as much info as possible, before even having to contact a Realtor, or whomever is listing the property. Too often I find what appears to be the perfect home, only to find later that it is in the middle of a neighborhood, that i wouldn't want my worst enemy to live in.

I want to be able to see the actual physical address for a property that is listed. I then do a map/street view to get an idea of exactly where it is located. Based on that, if all looks good, I will do a drive by the property to look at the house and neighborhood. If all looks good, then I will contact whomever has it listed to proceed. I do not want to have to waste my time or theirs on a property that there is no way in hell I would end up renting. I would guestimate that 95%+ of the properties listed by Dwellings Direct has very little info. I don't want to have to call and listen to some long winded sales pitch, or be harassed by a Realtor that now has my number, and knows I'm looking for a place to rent.

Since the answer is that I can not filter them out, I will simply use my scroll wheel on my mouse and bypass everything listed by them.

You may want to check and see if your Association is in
compliance with applicable law and the protection of
sensitive information collected
Hpoefully you will find your association has written policy
and procedures in place If not, you may want to check with
the Division of Florida Land Sales,Condominiums,and Mobile
Homes on their compliance requirements

You obviously think high of your Realtor and want to do the right thing. So why not to talk to her directly and ask HER the questions you posted here?
Another advice... Do not just bid at an online auction without making your due diligence and finding out all the info on the property. You should use your Realtor for that purpose too. It may save you a lot of aggravation and money.
