No credit is not as bad as poor credit or a lot of negative marks.

With a limited credit history, you will need either a strong income with solid work history, or healthy cash reserves to cover several months of rent.

That's what I look for to qualify college student renters.

This is governed by the local municipality. Those which require a CofO for rentals will have a basic inspection for safety purposes. That inspection may not include septic or well. Check with the municipality. If you have a concern about the well and/or septic, check with the town about when permits were issued or ask the property owner about the history. ... more

I can speak for how the protocol is done by me, in the Cherry Hill area. Once a meeting of the minds is made, leases will then be prepared. This way everyone is in agreement before anything is signed. At that time the security deposit and first month's rent will be delivered to the landlord in certified funds. The lease would then be contingent upon a final walk through of the property just before you move in.
