The cost is going to vary a lot based on a lot of different factors. Most notably would be material used and the cost of the contractor. I would definitely suggest talking to a few contractors to see what kind of help they're able to give you. That way they'll be able to tell you what the cost would be and you can go off of that. Try not to make your whole decision based on price though. It's better to just pick the best option you have and think of price later.

37 S Iowa Avenue, known as the Biarritz [built in 1927], is a very safe condominium building. I am the Super and also a Condo Association Board member, and I own a unit in the building. Over the past few years, any "undesirable" element has been removed from the building. Several families, as well as singles and couples, occupy the building. Dues are a bit steep, but the location [1 block from the beach & across the street from the Tropicana] makes the condos a nice place to hang you hat. Heating is by electric baseboard and is the responsibility of the owner. There is an inexpensive laundry facility located on the premises. Several units are currently for sale - all different sizes, shapes, and prices. Some are in "move-in" condition, other need work. The few with the lowest selling prices need a lot of work {duh}.
Every day, I do "something" to help restore this building to what it was many years ago. I've come a long way [with my efforts], but there is still "a ways" to go! Comparatively speaking, these condos are assessed low, which means low taxes [at least "low" by Atlantic City standards].
The building is managed by Hawkeye Property Management. Call them at 609-778-3659.. and ask for the Super's phone number. I can answer additional questions.

Septic - similar to luxury homes built in rural areas. Waterford Farms is a small rural community built among blueberry farms; all the homes are sitting on 1 ACRE beautiful lots - they are built by an Award Winning South Jersey Builder. We're not in the city; this is for people who enjoy fresh air and peaceful, quiet surroundings....and we're less than 2 miles from Rte. 73 and the A.C. Expressway!

The system is a Pinelands Septic System; if you do any research on it you'll find they are constructed to last the life of the home - indefinitely! Due to the area being a preservation land, the state is very careful to assure these septics run without issue. The cost to maintain a septic is no more than a sewer bill annually - in fact it may be less depending on where you purchase.

Laura is right on just about everything, but I disagree with her comment on market timing. The market is good right now and getting better nationwide. I believe that IS the time to get in if you're going to. Getting in now will afford you the opportunity to BECOME one of those "good agents with systems in place" to succeed when the market goes back down! But you'll need to be smart and enter with eyes wide open. 80 to 90% of new agents fail. Why? Because they don't enter with a "building a business" mentality. Building a business takes time and money. While the overhead required to get a real estate business off the ground may be less oppressive than that required to get a restaurant off the STILL have to enter the game with a plan for spending money up front and not recognizing much profit (if any) in the early years. And the majority of that investment (IMHO) will go to marketing and advertising. You can be the best Real Estate Agent in town, but it won't mean a thing if people don't know it....TELL THEM! Advertise. Get your name out there.
As for who to go with...remember....they are all in business and you represent the opportunity for more income to them...nothing more! Choose the one that will do the most to benefit you ... good training, good mentorship and a favorable commission split .Best of luck with your decision.

This property is located on the southend of the island with easy beach access about 1 block away.

However, you have another block worth of dunes to navigate before you reach the water.
