37 S Iowa Avenue, known as the Biarritz [built in 1927], is a very safe condominium building. I am the Super and also a Condo Association Board member, and I own a unit in the building. Over the past few years, any "undesirable" element has been removed from the building. Several families, as well as singles and couples, occupy the building. Dues are a bit steep, but the location [1 block from the beach & across the street from the Tropicana] makes the condos a nice place to hang you hat. Heating is by electric baseboard and is the responsibility of the owner. There is an inexpensive laundry facility located on the premises. Several units are currently for sale - all different sizes, shapes, and prices. Some are in "move-in" condition, other need work. The few with the lowest selling prices need a lot of work {duh}.
Every day, I do "something" to help restore this building to what it was many years ago. I've come a long way [with my efforts], but there is still "a ways" to go! Comparatively speaking, these condos are assessed low, which means low taxes [at least "low" by Atlantic City standards].
The building is managed by Hawkeye Property Management. Call them at 609-778-3659.. and ask for the Super's phone number. I can answer additional questions.

There are loans from 0% to 3.5% as minimum, depending on where you are buying and whether you are open to a FHA loan.

There are many homes on the market at a great price. The challenge is location and the amount of work the home needs. If you are willing to do some renovation work youself or hire a contractor there are many homes to consider. Get connected with a Realtor who is familiar with the area you are interested in and dont forget to look at homes that are being auctioned online. I have seen some homes that are almost move in ready that are bank owned. Also, get pre-qualified by a mortgage lender if you are planning to finance the home or be prepared to show proof of funds for cash deals, you will need that to submit an offer. Good luck! ... more

Be very careful, these can end up very poorly for the renter. I have seen renters loose all their down payments due to not qualifying for a mortgage.
