If it were me, I would post my contact information along with the address of the property and be ready to submit pictures of the property to interested parties.
Also consider doing an interior video tour of the potential for the home along with recommended improvements. I think you will get a very good response. This model works very good in Detroit where there are many homes foreclosed or in desperate need of repair.

Agree with prior two answers. For $1000 per month you can find homes but a 5 or 6 bedroom home in a safe neighborhood will be tough. You may want to look at one of the high rise condominiums as an option. You get paid security and maintenance as part of the rent and while unlikley you'll find a 5 or 6 bedroom place, maybe you can work with a 3 or 4 bedroom place instead. ... more

There are many variables in home warranties. Depending upon how the agreement of sale is written if you are the buyer or buyer's agent it would be better if the buyer obtained it and seller paid. In that case you would need to check if there is a cap on the premium. Our company offers free coverage to the seller while listed and only pays when sale closes and transfers it to the buyer. Are you buying or renting? Your question is under home buying but generally an apartment is rented, and your screen name says acquisitions, which would tend to indicate you are buying. The initial earnest money deposit when purchasing a property can be any amount the seller will agree to, it could even be $1, but I certainly don't recommend you try to do that, it would tend to indicate you don't have the money to complete the purchase (and to be honest it looks as though you don't have the money anyway). However, you could try $100 but $1000 is more the norm. There is usually a second deposit also required at some point before the closing.

If you are looking for a mortgage you could try a USDA loan, those are 100% financing, I don't know if Atlantic City qualifies as a 'rural' area but I have been amazed at the areas that DO qualify so it might be worth a try.
