Hi Chloe,

These are all good points. On the other hand, postcards from agents rarely arrive in our mail box these days. Given the limited housing inventory and limited expired listings being chased by other agents, including post cards in a broader, carefully thought-out advertising campaign might be worth a try. For instance, you might consider offering something of value rather than "just sold" post cards.

In a typical transaction, the property owner is taxed on any gain realized from the sale. However, through a Section 1031 Exchange, the tax on the gain is deferred until some future date (e.g., the future resale of the home you will purchase with the proceeds from the sale of a current property).

Don't call Donnie Henry anymore - he's moved to Austin, Texas to build in one of the healthiest real estate markets in the country.

Karen, you seem to know what you are doing. Most of us can give you lots of specific vendors to choose from.

The new Planet Green TV channel from Discovery has some fantastic "green" renovation shows, and a resourceful website. Check out the web reference...

Thom Abbott answered:
Heather...most of the types of sites you are referring to would be "internal" or owner sites where they talk about the development, issues, etc that relate to the building. One good way is to find an agent that is knowledgable in the area/buildings you may be interested in. From either working with previous buyers, or sellers of condos in that particular building, they would have first hand knowledge about the building and any "issues" there maybe. All that being said, I do recall a site I ran across once, and there was so much wrong information on it, I've never visited it again. And remember, just because one person says a building is bad, does not always mean that for everyone! ... more
