Fulton County taxes are usually going to be higher than DeKalb County. If you are in the city limits of Atlanta or Decatur, then those taxes will be higher than those of unincorporated areas. Some other cities, such as Roswell, Alpharetta, and Johns Creek also have city taxes in addition to county taxes. ... more

Midtown is one neighborhood where street parking can be a challenge. In the more residential areas, you will find some multifamily properties without off street parking. These residents are forced to park on the street. Sometimes sections of the block will be “permit parking only.” These permits are for the residents without off-street parking. Park in one of these areas without a permit and you may come back to find a citation or a boot on your car. The proximity to Piedmont Park can also greatly affect the availability of street parking. In the more commercial sections of Midtown, all parking is metered. The addition of the uber aggressive Park Atlanta meter maids insures that if your meter runs out, you WILL have a ticket when you return.

Yes, there are many wonderfully walkable neighborhoods in and around Atlanta and many of them are located on the MARTA rail line so in addition to having a pedestrian-friendly neighborhood you can have easy access to much of the city.

Midtown -- located just north of Downtown Atlanta's central business district -- is a historic neighborhood loaded with great restaurants, bars, shops, and major arts venues. Piedmont Park is on the northern end of Midtown. This is one of Atlanta's largest parks and home to many of the city's annual festivals.

Virginia-Highland -- located east of Midtown is well-known as one of the hippest neighborhoods in the city. There are small business districts along the Virginia Avenue and Highland Avenue corridors. Va-Hi also borders on Piedmont Park.

Inman Park -- located south of Virginia-Highland is home of many of the finest Victorian homes in the city and bursting with energy. This neighborhood has both its traditional business district (Little 5 Points, which separates Inman Park from Candler Park) plus the new Inman Park Village development with great new shops and businesses. A number of very fine restaurants are in Inman Park and this neighborhood has a very strong sense of community.

Candler Park -- The Candler Park neighborhood is situated around a park of the same name. Candler Park has some of the city's best bungalows. The PATH (Atlanta's urban multi-use bike trail) runs through both Inman Park and Candler Park. There's a small business district along McLendon Avenue that terminates in Little Five Points. Adjacent to Candler Park is the Lake Claire neighborhood which is more residential but equally charming.

City of Decatur -- Mayberry meets Berkeley is how many describe the City of Decatur. Located very close to Emory University and with Agnes Scott College inside the Decatur city limits, it's a college town with a progressive vibe. Decatur has wonderful city services and events (there are frequent festivals in the city including a fabulous annual book festival and a very popular beer festival). The MARTA rail station is located underneath Decatur's courthouse Square and can take you quickly Downtown or out to the airport.

This is not a complete list (obviously), but these are certainly some of the best walkable neighborhoods in the city and they are all clustered along the MARTA rail line. All of these neighborhoods have a large variety of restaurants, shops and service businesses as well as one or more parks within walking distance.

Don't let property taxes become a major factor in your home search at this time of year. If you're not yet under contract you most likely won't be closing until after August which will only give you approximately 4 months at the current tax rate. At the beginning of the year you can file for an appeal and for the homestead exemption which should successfully lower your tax rate.

I do not know the area well, so given your short time frame, I would research crime stats and schools, and use Google street view to see what the neighborhood looks like and what kind of cars people drive around there. I like schooldigger.com for shcools and demographics.

Perhaps consider the award winning Oak Grove Elementary and nationally ranked Lakeside High School area of DeKalb County, located 8 miles NE of Downtown and approximately 10 miles to Perimeter Mall. Neal, What are you looking to do. Generally Atlanta is not a major center for REO asset managers. California, Denver, Pennsylvania and Florida have larger concentrations of REO processing centers. There are a number of real estate specific job search websites, that would be a good place to go.

Do you mean buying the home and leasing it out? There are amazing benefits to this. As an investor you can increase your ROI as well as help someone in need obtain the home of their dreams. I am not sure what the numbers are today, but several years ago only 30% of lease purchases actually ended up purchasing the home. For an investor this is good, because when the Leasee defaults you keep the escrow money and Lease it again.
