12 months after a chapter 13 Bankruptcy FHA mortgage Lender approvals!
24 months after a chapter 7 Bankruptcy FHA mortgage Lender approvals!
3 years after a Foreclosure FHA mortgage Lender approvals!
No Credit Score FHA mortgage Lender approvals!
580 required for 96.5% financing or 3.5% down payment FHA mortgage Lender approvals.
500 required for 90% financing or 10% down payment FHA mortgage Lender approvals.
Bad Credit with minimum 500 FICO credit score with 10% Down Payment FHA. For FHA mortgage applicants with credit scores between 500 and 579 must make down payments of at least 10% down!

we call a "Bank Statement" Loan. We calculate your income based on 24 months of your bank statements rather than your tax returns. We won't even ask for your tax returns. This is a great alternative to the "stated income" loan since the stated income loans have been phased out of the industry. You will, however, need 24 months of reserves for this loan option. I work for a direct lender in the mortgage industry who offers FHA VA, and USDA loans in 47 states down to a 550 credit score. Are lowest score we accept for government loans are 550 when most lenders require a 620 and brokers a 580. You need to have two years of income with a score over 550 with bankruptcies discharge date 2 years and over. We have basic guidelines and a pretty easy process. old question, updated answer - max DTI can vary, but most want to see under 40%. Max financing is 95% LTV - up to 1 mil loan amount. 700 credit required.
