Are you a seller? Or buyer? Not sure what you're really asking for, or what the circumstances are. Did you have your home listed for sale? Did you get any offers? If you only had a "verbal agreement", then you have no legally binding agreement, and you really don't need any "release letter". If you're very early on and nothing has really been done, and you're no longer wanting to work with this agent and you don't have any contract in writing, just call them or email them saying you no longer want to work with them. It's pretty straight forward.

However, if it was listed for sale, and there is a buyer making an offer, or you're under contract with a buyer...then the agent, theoretically, could argue he/she deserves a commission, and might come after you for it.

If you're a buyer, and you no longer want to work with that agent you basically have no legally binding agreement in place. However...if that agent worked his/her butt off for you, and helped you find a house, and now you don't want to work with him/her....they can come after you for a commission. It's called "procuring cause".

In Silicon Valley, we have an ombudsman program where the issues are tackled before the problems escalate. We also have a grievance committee as well as a professional standards committee. If your agent's manager can not help you find satisfaction, go to the local real estate association(s) ans ask for assistance in these matters. Your not buying a couch, your investing is a home. Be mindful that such sites are for advertising purposes and not real estate companies; there are no codes that I'm aware of; however be aware that scams do exist; be mindful that such web sites are third party sites, so the information is fed by various sources, therefore data is not really verified. If you choose not to work with an agent of your own always verify ownership before exchanging any money/personal information--make certain they are who they claim to be. Never wire any money, if it sounds too good to be true, it is. For scam related information see link.

Mary, Edgewood is definently improving with all the plans of revitalization that has already taken place with more plans in the works. One major project that is in the works for Edgewood is a mixed-use development which is to include a variety of residential homes and commercial property opportunities. The improvement of the Edgewood Marta system and Walker Park also adds to the growth of this neighborhood where real estate is on the rise.

If you have no contractual agreement with this agent you are free to do as you wish. We always recommend attempting to work it out with your current Realtor because you have a history there and he/she already know your story. That said, you know if this is a viable option for you. Couldn't find 169 Pennwood on the map. Are you talking about Atlanta, GA near the Edgewood Retail Shops or off of Edgewood ave? Near Edgewood Avenue is relatively safe. Lots of shops and restaurants. Near Edgewood Retail is questionable, there have been a few shootings int eh past few months but the neighbors have really banned together to make the neighborhood safer. ... more

We have a fvery large and fabulously renovated home in Edgewood two blocks behind the shopping center that we would consider owner financing for the right buyer. Big back yard and off street parking are a plus, 5 bedrooms, three full baths, over 3200 sf on two levels, great for a family with kids. Two big bedrooms and one full bath on the first floor and three bedrooms two baths on the second floor plus a fun bonus playroom. We are just about to put it on the market with a realtor (we aren't realtors, just owners) but a lease option or owner finance situation without a realtor commission would be ideal. ... more

You got some great answers from the locals and I'll echo Sean and add that ever since the Edgewood Retail District opened, the crime stats in APD Zone 6 rose. Even so, it is a welcome and overall, very secure improvement in our community, making Edgewood even better than before.

I first saw Edgewood in 1988, when the defunct Colonial Bakery sat next to Atlanta Gas Light's property and the Edward's Bakery filled the whole neighborhood with the smell of apple pie - the adjacent neighborhood was just starting to see signs of renovated residential and multi-family redevelopment. However, some of the streets were pretty scary!

I just took some photos yesterday of the Mayson and Hardee street demolitions that Sean talked about - Mayson was rough, rough, rough and when I turned a corner nearby just yesterday, I ran into some less than welcoming neighbors - that being said, they are fewer and farther between nowadays

That being said, we got plenty of YUPPIES (like Sean Casey, and Lee Taylor) in the Eastside neighborhoods, and lots of affordable real estate on some terrific, neighborly streets.

If you are "just looking," then come on down here with your New Jersey money and get your real estate on.

It is a great time to buy real estate IF you can hold on to it for at least three years or so if this is solely an investment property be sure you can afford the monthly payments etc for that amount of time as well.
