It is not the Realtor's responsibility to search for judgements or liens it is the responsibility of the Title Company. That is the primary function of the Title Company (to search title). If a judgement was entered by the AG's Office it would show as a lien, and the Title Company would have picked up that information. If the lien cannot be covered in the sale then it is safe to say that the closing will fall through unless the buyer is willing to pay off the lien to get the deal closed (which is NOT LIKELY). ... more
