In the link you provided it says SOLD.....so that tells me it is probably already sold or under contract.

It could be for rent or sale by owner now, but if they don't call you back it is likely they're not all that interested whatever their situation.

Read your lease agreement but I can say that most likely he certainly can. He is letting you break your lease and not coming after you for the rest o the owed amount. If you break a lease with 6 months left you owe that amount. So he is letting you out in good faith but now he needs to prepare the property for another buyer ahead of time and that is causing him time and money even if he gets another buyer in the property right away. Letting you out of your lease is not refunding your security deposit.

Tough lesson and a bad situation but when you sign a lease it has to be followed and the landlord is still doing you a favor by letting you break your lease.

Just spoke with agent and it is a FRAUDULENT ad and the person who posted it is a thief who is trying to steal your money. Always verify with a Realtor to save yourself some money.

Unfortunately, the are real jerks out there that are using services such as trulia to STEAL from you.
Do not send any money without verifying that the people advertising the house are either a Realtor or the legitimate owner of the house. You can uses the appraisal district such as TAD.ORG in Tarrant county to find the name of the actual owner. Check ID as they will check yours.
The only thing that you should pay for if you want the rental is for a credit check, 35-50 bucks per person over the age of 18.
The deposit (usually 1 months rent) and first months rent are only paid after they approve you.
