Mr. Nguyen,

I have attached a link to edulog query. You can type in the address that you are interested in, choose what grade level and it will tell you if there is bus service to that address. For 6104 Rising Meadow it states that it is walking distance to all three schools so there is not bus service. If that doesn't seem to be correct, you can always call the transportation division of the AISD and they will help you. 682-867-7850
If you need someone to show you the home and you are not already working with an agent, I would be happy to help. Have a great day!

Kelsey Hicks answered:
In this area, where the listings are is just the nature of the market. We actually have more on the market in central and north Arlington (Martin HS-181, Lamar HS-180) than we do in southwest Arlington (Summit HS-83). A little of the Martin area would be considered SW Arlington but not many.

Texas is notorious for shifting soils but it typically produces hairline cracks in the corners and above openings that change with the seasons. Nothing major. If you have concerns about a foundation, don't hesitate to have your agent call in a foundation company that they trust to evaluate it. Most foundation problems are due to lack of water during our hot summers. Very preventable and correctable, to a point depending on the severity, by getting water in the soil around the house.

About a year ago the fracking really slowed within the city limits. You still see the equipment go up here and there but not like it was four years ago. Texas in general, especially N. Texas, was not devastated by the recession that we just went through and much of that is attributed to our oil and gas resources.

If you have other concerns, feel free to contact me. Happy New Year!

Fracking and Arlington, TX - Arlington could almost be called the fracking capital of America and has been for years now. I don't know about North Arlington but South Arlington is covered with them. For anyone looking for information on fracking and Arlington, TX, the City of Arlington along with Chesapeake Energy has a website that gives you information on the 150 wells approved by the City Council and where they are, etc. Here is the website for Chesapeake Energy:

http://www.askchesapeake.com/Barnett-Shale/Neighborhood/Arlington/Pages/Information.aspx

However, it is disturbing at best. There is even a well on Lake Arlington, our water supply! Hope this helps anyone interested in learning about this menace.

Rarely no, foreclosures and short sales can effect market value of a set period of time. However, when an appraiser pulls compairable properties I have never seen one use a foreclosure for reference. I can understand if they pull the comps in a subdivision and only foreclosures pop up, yet when this happens typically an appraiser will extend the search to reflect everything within a .5mile, then 3/4 mile radius.

Interest rates are determined by your credit score. Whit good credit the average rate is 3%. There are many things you can do to improve your credit rating. You are entitled to one free copy of your credit report each year, and again if you have been denied credit. Visit www.annunalcreditreport.com
I have a system I share with my clients to improve their credit rating allowing them to lock in a lower rate. Which gives them lower payments and more house for the money.

Email me at: janpurvis@kw.com or janpurvis59@gmail.com Hope this helps.
