The Arlington County school system ranks very high as some of the best schools in the area. The biggest hurdle for you will be to find a residence in the school zone of your choice. Finding a 3 bedroom apartment can be a little more tricky than you might imagine. Most 3BR's are along Columbia Pike (Thomas Jefferson Middle School or Kenmore Middle School), in Rosslyn (Williamsburg Middle School), and in Crystal City (Gunston Middle School). Your search may lead you across the county depending on what it important to you and your family.


Without your budget and preferences, it's really tough to tell what neighborhood your search should be focused on.

When you are talking about the 22202 zip code and want to know about public transportation, it is important to understand there is a lot more GREAT options besides the metro. Crystal City and Pentagon City are really flourishing with high speed buses coming into them, the trolley line plans and the circular bus. There are great buses called ART , that run around Arlington, ideal for getting those not in a walk to METRO area .. to a Station.

The area you are looking at is great for other wonderful amenities.. a quick commute into DC by Rt. 50 if you drive.. wonderful restaurants on Columbia Pike.. and you are only minutes to Clarendon.. the 'center' of Arlington's newer shopping and social districts.

It's a tiny county.. only 26 square miles.. so you aren't that far from anything.. including the District!

I would have to agree with Jeff Lubell, finding a realtor who is an expert in all of those jurisdictions will be a challenge. A realtor can sell anywhere in the state of Virginia, and get the job done, but finding someone who "really" knows all these areas will be the hard part.

I am also a native and grew up inside the beltway and have sold homes out in Loudon Co, as well as Madison Co, and can share that there is a world of difference between selling a home there and selling one in Arlington.

In reading your posts, my thought would be to suggest that your wife and you narrow your search a little more and then zone in on an agent who really sepecializes in the area you seek. Aoso, I forget the exact figure from The National Association of Realtors, but it is something like 87% of buyers and sellers find their realtor thru the recommendation of a friend. Good luck in your search, and if you find your focus is Arlington I would be happy to help.

Hi

If you are asking because you are thinking of walking, it is too far, but I would recommend using Google Maps or Bing to check exact distances of places you are considering. Rosslyn is connected via the metro and buses run thru Rosslyn station. Columbia Pike in zip code 22204 is also a major bus route, so I would check bus schedules. 22204 is located south of Route 50, while Rosslyn is north of 50.
