A referral fee is always a percentage of the gross commission for the seller agent or buyer agent. After that, the remainder is split as per the agreement between the agent and his broker. The receiver of the referral fee will know exactly what the sales price was and can figure his or her referral fee percentage without having to rely on the honesty of the agent. ... more

Depends on the lender. Some have maintenance companies who do all the work and leave the marketing up to the realtor. HUD is a good example of this.
Others want you to foot the bill and manage the maintenance as well.
I would not think for many realtors doing cleanup themselves would be a good use of their time.
There are cleanout companies, housekeepers, and yard guys who could probably do it cheaper.

I am familiar with the condo market in Arlington , as I have listed and sold several. They are a little like oranges instead of apples, so it's good to choose someone with condo experience.
