Hi Nikki,

The average days on the market is a little more than 2 weeks. However, having said that, this will never be an accurate measurement to use when you are trying to sell or purchase a home in this area. Zip code 76131 covers a huge area in Fort Worth so you'll have to look at each individual home and each subdivision is also different.

I hope this helps.

Good Afternoon Jack,

After looking on the MLS, that are currently 18 rental properties that are 3 bdrms available in Garland that range from $1,000-$1,600/mth. Is there a particular area in Garland that you were looking to move too? I will be happy to email you those listings and schedule a day and time for you to view the properties that you are interested in! Please feel free to contact me at your convenience. I look forward to hearing from you!

Feel free to contact me in regards to a few pointers. Your first should be to get your face out there, physically go into every real estate brokerage around town and greet agents face to face. Secondly beat the prices of other inspectors. Typically most home inspectors charge $375.00 it better to come in lower. Bottom line render the same service for a cheaper cost. Agents care about quality of service, personal touch and cost. The cheaper your service the better the agent looks for referring you.

Thomas Brewer answered:
Dear Rglass,

The average days on the market in 76017 will run around 2 months. There are a lot of variables that can make this more or less. Pricing is incredibly important in anything any of us sells. Also from a real estate perspective condition, staging, marketing and other external factors can influence this as well. Buyers in general are looking with exceptions to turn key homes. Meaning move in ready. The zip code does sell well due to location and school system as well.

The company in your neighborhood is only one of quite a few out there. The activity levels for most of these companies has diminished somewhat. The best strategy is to call a few companies and determine the level of interest they may or may not have.

You will probably get a better rate if you go through a mortgage broker who does loans with Citi, rather than a Citi branch or loan officer. Mortgage brokers get significantly better rates from the banks than the banks itself offer in their retail branches.

About 90% of mortgages are owned by either Freddie Mac or Fannie Mae. You can go on those websites and with proper identification should be able to find the answer to your question of "who actually owns the note". I hope that was helpful and I wish you the very best in reaching your real estate goals. ... more
