Your services sound first rate, and exactly like the ones I offer my clients free of charge, so I'm not sure there will be much of a market for them, since I'm sure I'm not the only Realtor offering these services. I agree with Delaine that your agent should be helping you with this, but remember the old saying "A bird in the hand is worth 2 in the bush". Assuming the rest of the offer is strong and likely to go to settlement, you have to ask yourself if you are willing to risk getting to settlemnt for the roughly 2% difference.

As for concessions, unless you get a bidding war in the first week on the market, they are a pretty standard in my experience in 22206.

If you see the property in question on Trulia, you should also see a brokerage company / listing agent...
Contact that listing agent to make sure the property is placed in the right spot on the Map, that listing agent, can reposition the property on the map correctly...

.JPGs (pronounced J-Pegs) are a relatively small sized picture. If the pictures you want to upload aren't .jpegs (will look like "picture.jpg"), then right click on them and save them as .jpgs.......this should reduce their size enough to upload them.
