A home inspection can often answer these questions. When it comes to systems like HVAC, the serial numbers convey its age. The average person might not know the naming convention (I don't) but an experienced home inspector will.

I would think they can also judge insulation up to a point so long as they can see it.

Normally you would read your lease to verify the terms and conditions around fees and deposits.

Most pet deposits are non-refundable.

As for the security deposit .... you may be correct and due a return of your deposit .... less any damages where he can document he paid for something.

Why would you be entitled to a relocation check?? (How have you been wronged?). You are a renter .... rentals are not permanent. If you had a formal written lease in place .... then you would have a case stating you planned to be in the unit until a specific date. The new owner could then choose to honor the lease or settle with you to vacate early.

Since you lived on a verbal agreement, you have very limited recourse, as the standard assumption would be that you are a month to month tenant ..... which means with 30 days notice the new owners can require your departure.

Depending upon the home price range you may very well be competing with cash buyers in addition to buyers with conventional loan. I've seen offers a lot higher than asking price and not just a bit higher, short option period, etc. There are many things that you can do to make an aggressive offer and again, I would suggest that you consult your realtor. Whatever that you put on the contract shows how aggressive you are and if you are not comfortable with that then I would suggest that you wait until the market cools off.
