I think that it should be fine in your property to have an iron fence. However, if you still aren't sure I would talk to the association in charge of your housing community. That way, you can also get information on any other laws that exist regarding fences. I would think that fences are allowed, so an iron fence should work just fine for your property, I think! http://www.trejosironworks.com ... more

It is really nice that you can find specifics for listings like having wooded areas. What is the reason that you are looking for wooded as opposed to cleared land? I would think that cleared would be more convenient and easier to work with. Then again buying a house deals a lot with preference. You could always get it cleared later if that suits you.

Bella Vista is one of the best places for purchasing a building lot, but not so good at selling building lots. Problem is, there are over 32,000 lots in Bella Vista so at any one time there's always a lot of lots on the market...right now (Nov 2014) an average building lot is around 5,000 - 6,000.00, but can be had with careful hunting for less.

You'd need to aggressively market your property to get it to stand out from all the other lots here on the market. Bella Vista is one of the best kept secrets in the country, but until the economy turns back around pretty solidly there's always going to be a large selection of lots available in Bella Vista simply because there are so many lots here to begin with!

Any local title company can do this for you. Just search Title Companies in Bella Vista, AR. If you're looking to have a title search done, then you're probably looking at around 300.00 closing (if you're not prorating dues and/or taxes). If it's just a gifting, then you can probably get it done for around 50.00 for the title company fee.

Hope this helps.

Few homes in Bella Vista are on public sewer or have the access to hook up to sewer. The problem (if you want to call it such...I see it as an asset myself) lies with the lay of the land. We are built on the Springfield Plateau portion of the Ozark Hills which have eroded into beautiful hills and valleys over eons and eons. Needless to say, the houses sit on very rocky soil, up and down, high and low...which ads to the natural beauty of Bella Vista but makes it nearly impossible to put in a citywide public sewer system Keep in mind that if we were hooked to sewers, then lots would be the regular cookie cutter size lots with homes right next to each other... It's because we have to have septics that our homes are built on roomy 1/3 acre treed lots which further ad to the natural beauty all around!

So I, for one, am so glad we are mostly on septic systems! Learn more about Beautiful Bella Vista at www.beautifulbellavista.com.

Those homes that are on sewer are in the less natural areas of Bella Vista and many of them are townhouses or condos.
