Typically, your biggest pest problem is termites, especially in older houses. Spiders can be a concern as well, but more so in basements. If you are in the process of buying a house, then your inspector should be able to help you better understand what pest problems will be significant and which ones are easily fixable. Arizona City is located in Pinal county so it is best to contact the Pinal County Sheriff Department and asked them for information on the area. Things that me be tolerable to me might not be to you. Their website is http://pinalcountyaz.gov/Sheriff/Pages/home.aspx

That is a subjective question: what's 'safe' to one person may be intolerable to another. Best suggestion is for you to contact the Pinal County Sheriff's Office and ask for crime reports for the area you are interested in. They will be able to provide the most factual information so you can decide what is best for you. Here is a link to the county website:

Like Doug said below, it would depend on the type of loan you are doing and what the updates are. If you just want to update the kitchen, bathrooms, ect..., then you could do any loan as long as the house passes the inspection. If the updates are just to make the house more modern, then you can do it yourself as long as you get the proper permits.

The only reason, it would affect a loan would be if the updates were needed to bring the house up to code.

Land Rent: The terms of your land lease agreement will show you your options. You do not want to walk away and then the manufactured home park chases you down and carries you to court.

Home Sale: If you have listed the property with a real estate agent and it has not sold in 5 years then you price is just too high. If the market value is higher than your mortgage, go talk to your lender and see if you qualify for a mortgage relief program. The Obama administration has setup some federal programs that can erase the difference between what you owe and the market value.

Another option is to discuss a short sale with your lender. A short sale grants forgiveness on the excess debt not covered by the sales price.

Another option is to sell the home for whatever you can get and payoff the remaining portion of the loan. It will be cheaper for you (since you move and do not pay lot rent). Plus it will not affect your credit score like a foreclosure.

Yes, the property you indicated on Durango shows it is pet friendly. There is a refundable pet deposit of $200 showing on the MLS. That fee is typically charged per animal and would need to be clarified.

Arizona City is an unincorporated city . It is a town located in Pinal County . Maintained by pinal county . They are on AZ City Sanitary district for sewer and trash services . Which is independently owned and operated . There is a Post Office which is Independently Operated. Arizona Water is the water company which is also privately owned . The Pinal County Sherriff have a sub station right in town and Arizona City Fire Station is also right beside sherriff station in Brand new builing also federally and county maintained.It is located off I10 at exit #200. Exit # 185 thru 194 is Casa Grande and Exit 203 & 207 is Toltec and Eloy . So its half way between CG and Eloy 5 min from the interstate. Arizona City was started as a master Planned Community . Golf Course Built and Paradise Lake was built in and was put in and then 1000 lots around the courseand around the lake where platted and built in.All lots have access to APS electric service and are Maintained with private water and private sewer company. Approx 1/2 of those lots have had Homes built on and sold over the years . In 2005 arizona city had highest active building permits applied for new construction out of any other town or "area" in pinal county. Arizona City is divided into 4 police district areas. What I mean is there is North and South - East of Sunland Gin Rd ( main road going thru town ) and North and south - west of Sunland Gin Rd . If I was to give my opinion of Highest to Lowest in Home Values and Quality of Living in Arizona City would go like this . South East side is div A - highest values
South west is Div B which is 2nd highest . North East is Div C and its # 3 and North West is Div D - being the lowest.
