What does your Realtor say?? He/she is the one you should be asking. Closing costs will vary from buyer to buyer, depending on the loan amount, the lender fees, the title company closing fees, taxes, HOA transfer fees, etc. In the contract, the buyer's agent should specify an amount they are asking the seller to pay. ... more

Yes. Everything that is mounted on the wall stays as part of the house. You cannot take it with you.

You wrote "an" attorney, instead of "MY" attorney. If you have not sought counsel in an effort to protect your interests regarding the partition suit, now is the time! The key question (it would seem) is whether you can sell and settle before the court ordered auction and receive more than half value from the proceeds of sale.

Seek legal advice!

Best of luck!

In Arizona you are required by law to disclosed all problems, issues, and defects of material importance that would affect a Buyer's decision to buy. A well is both material and important, and would certainly affect the decision making process - yes or no - and what price to be paid. Failure to disclose is fraud, plain and simple. ... more

A leased solar system is often a problem when it's time to sell. As you have experienced, Buyers don't want to be or become responsible for the lease. Unless you will buy out the lease there really isn't much you can do about it. From what I've heard the companies who lease the systems will not negotiate the outstanding payment due so you'll likely be on the hook for the full amount.

Maybe you can offer your next Buyer a credit (as a price reduction) to reflect the rental payment for a number of years or actually pre-pay the lease for a specific period of time. Of course this gesture won't lessen the burden of responsibility for the purchaser - just soften the blow.

Also, check out the qualifications to assume and transfer the lease. Better to present the "story" upfront, as opposed to providing the details later and have the Buyer change their mind.

Good luck to you!

There is nothing in writing from a legal perspective that requires a built in closet in the US. The built in closet is something that realtors impose because it helps them sell. When you convert to build a new room, legally you have to have a window, door, electricity. You can use a window unit for air conditioning. Think about it, would you want a bedroom that does not have a closet? Are any Wardrobe's or Armoires large enough to house your clothes and shoes? The answer is no. A realtor wants the built in closet because the buyer wants it but legally, you do not have to have a built in closet. These are the facts. ... more

Listing photos come straight from the MLS so there is nothing Trulia or Zillow can do. It would need to be changed from the listing agent if the home is for sale.

Seller Warranties are covered in section 5 of the Arizona Residential Resale Purchase Contract. These warranties are limited in part with a property that is sold "As-Is" by addendum, executed at the time of contract.

As you can see, your question is incomplete. Hope this helps!
