I hate to inform you but if your budget is $2,500. per month, it will be impossible to find a 2 bedroom 1.5 bath condo or house to purchase. Condo prices start at $300,000. and the average price is in the $400,000. range House prices average $800,000. Property taxes are very high in Westchester County.

You do have options: You can rent a 2 bedroom apartment or you can buy a 2 bedroom co-op. Rentals average $2,000. per month and a 2 bedroom co-op averages $250,000. A co-op is a residential building where each unit is owned by shareholders who are given proprietary leases to reside in a specific unit in the building. Shares of limited housing stock is proportionately assigned to each unit and each shareholder's unit pays a monthly maintenance fee which includes the property tax for their unit. All co-op buildings have a required minimum down payment which varies from 10 - 25% of the purchase price. The monthly maintenance fees range from about $700 - 1400. per month.

I also need to inform you that most real estate salesperson agents require prospective buyers to have a written pre-approval from their mortgage broker or lender. This is not required if you plan to rent. If you plan to rent, landlords will do a credit check, verify your income and debts and your employer.

There is no benefit to working with an agent that represents the seller in fact you should get an agent who will represent you the buyer that's called a buyer's agent, an agent that represents you can give you information regarding a property that a agent working for the seller can't tell you such as comparative's etc.

In addition to its Award Winning School District, the Village of Ardsley is located about a half hour from NYC and is very accessible for commuters. The Village of Ardsley is located within the town of Greenburgh which has great parks and recreation facilities including pools, tennis courts, basketball courts and various club activities for children and adults alike. If you live in the village of Ardsley there is no permit parking. You can have an Ardsley address, but be in the Town of Greenburgh, that would get you a permit at the Hartsdale Station. You can buy parking in Scarsdale and in White Plains. You can also try Irvington and Hasting. Dobbs Ferry has a lottery of 25 spots for Ardsley residents. ... more

I live in Ardsley and I sell Ardsley, like the prior answers from the various answers, there is no particular reason why these homes on Eastern are selling at the same time. People move out of areas for many reasons, some outgrow the homes and want to move to larger homes and some, their children have grown and the family does not want to stay and pay high taxes while they are not using the school system.

You need not to worry about anything going on wrong on Eastern. I am a local realtor and like i said, i live in Arsley for 37 years, and my chlidren attended the Ardsley school system as well. feel free to contact me for additional information 914-438-4370
