Hello Manmohan, you may qualify ONE DAY after a short sale, foreclosure or deed in lieu with 20% down and minimum 620 fico score. You may qualify FHA ONE YEAR after a short sale, foreclosure or deed in lieu with extenuating circumstances and minimum 500 fico score.

Traditional FHA financing requires 3 years after a short sale, foreclosure or deed in lieu and Conventional financing requires 7 years after a short sale, foreclosure or deed in lieu.

You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, home price, loan program and how much you want to invest into the down payment and closing costs.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

The purchase in Arcadia start from 389k for 2bd 2ba condo, 428k for 3bd 2ba condo and the single family homes start from 469k for 2bd 1ba home. If it is a REO foreclosed home that needs repairs you may choose the 203k purchase loan to renovate from a minimum 580 fico score.

Whether it's a considered Local Property Tax (LPT) or In lieu of Property Tax (ILP),

There are two methods of taxing Mobilehomes. One is Local Property Taxation (LPT) the other is In Lieu Taxation (ILT). Mobilehomes subject to Local Property Tax (LPT) are assessed by the Assessor's Office, as personal property, and taxes are collected by the Tax Collector's Office of the county in which the Mobilehomes are located.
When there is any change of registered ownership on a mobilehome subject to Local Property Tax, a TAX CLEARANCE CERTIFICATE, issued by the County Tax Collector's office is required, in addition to other required documents.
The following Mobilehomes are subject to Local Property Tax (LPT):
1. All Mobilehomes first sold new on or after July 1, 1980.
2. All Mobilehomes installed on approved permanent foundation systems become real property.
3. Mobilehomes whose owners failed to pay the In Lieu Tax between July 1,1980 through May 31,1984.
4. Mobilehomes whose owners request a voluntary transfer to Local Property Tax.
Once a Mobilehome, which was subject to In Lieu Taxation (ILT), becomes subject to Local Property Taxation (LPT) it cannot revert back to In Lieu Taxation.

Your feeling is correct. This is fraud as your in-laws plan on staying in the property. If your in-laws really want to stay they have 2 options: pay the mortgage or get a refinance to reduce their mortgage payments and pay those payments.

It is not your responsibility to save your wife's family. You should advise your wife's family to just sell the house and move into a more affordable house.

There aren't that many homes on the market right now and there are lots of people who want to buy a house in Arcadia. Your 3 bedroom should easily sell for $950,000-$1,500,000. We would need to look at the specific area to lock down the price.

If you have a home in Arcadia, then you know that property values are closely tied to the school system. It's one, of many, reasons why the same size home in Arcadia will sell for almost double that of one in the surrounding neighborhoods. Arcadia is doing a lot of work to improve the school system already in place; just look at new school construction, educational rankings, etc.

If you have to come here asking this question, I would say your agent is not doing a good job communicating the rationale behind the price reduction. It could well be your agent does this out of frustration. It is very rare you have to take a 4% cut for a house that just falls out of escrow unless you are in a market with rapid deterioration. ask your agent why, and if you are not happy, maybe it is time for a new agent.
