Sometimes no credit is better than bad credit, the only person that can tell you is a loan officer, you should meet with a local and trusted mortgage broker, they can prequailify you at no cost, they will look at your credit plus your financials and let you know if there are any mortgage programs that you may quailify for. Anyone else is just guessing without doing it properly,

I ,too, never heard of a bank recommending an amount for your BAFO. I do not believe that the bank will have to document how many offers and for which amount they have. The seller does not and should not disclose the content of any offers to a third party. How would you feel if your offer amount and terms were disclosed to another buyer so that this other buyer can out-bid you? ... more

Unfortunately there is not a lot of regulation of listings in Trulia. Agents who input listings manually have to update them personally in order to change the data or status. Many just don't. The site also accepts uploads from other sites that may not stay current. So while it is a good general tool it is not the most accurate one for searching properties.
