I love this area. We have easy access to Morris Bridge Road that links to Fletcher Ave, I75, SR 54, which takes you to Wesley Chapel and Pasco County. All of the major growth in New Tampa is now more towards Wesley Chapel. We have Wiregrass Mall, The Groves, good dining conditions (Pasco County has completed the expansion of Bruce B Downs from County Line Road/Bruce B Downs - so we tend to do more of our business these and we love it!). Also there will be more connections from Morris Bridge Road to Bruce B Downs. Tons of new businesses, Docs, service industries and the BEST "Mom & Pop" dining including family owned Cuban, Thai, Mexican, Italian, Seafood, places. And BTW - We are relocation further into Pasco County and will be selling our home in the Trace in Arbor Green. great neighbors, 3000+ sqft,, 4 BR, 3 BA, office, and a slate covered enclosed lanai. We upgraded the house including completely new kitchen with Wolf commercial appliances (4 burner stove top with a grill and a griddle with a commercial Ventahood, granite counters (2" with specialty granite and specialty cuts, master bath has been completely upgraded with roll in huge shower that is ADA compliant - so is the kitchen and house is on one level. We have replaced original HVAC plus added a second second system and second layer of duct work, all new tile and hardwood floors, new gutters, painted neutral, and it has custom lighting throughout the home, stained glass windows in kitchen and master bath and new cabinets with glass 1" tiles on other two baths. All in all we have invested $135,000 in upgrades and I have the documents and photos as work was being done. We will put the house on the market officially in the last week of Oct/first week Nov and we are pricing in the range of 350,000. The new owner will be getting about 60-75,000 in upgrades that we will take a loss on. I'll be glad to send photos of the work we have done. The house will be move in ready when I leave.
