Bad time to sell. Depending on elevation, type of septic system required and veiw, the price could vary greatly. Most large lots like yours were made so due to large marshes and/or to overcome poor soil conditions that required extensive septic drainage fields. If either is the case, the added cost to a dock or expensive septic system could greatly reduce the value of the lot.

Local realators are notorious for inflating current values to get your listing so it's better to check the Pamlic Co. GIS site to get a realistic idea of value. Asking price on adds can also be misleading, most of the stuff you'll see has been on the market for years and the properties that do sell are sold at far less than asking price.

update to mkt conditions in Arapahoe which includes Minnesott beach.There are great buys and Arapahoe has elevation that requires no flood insurance. Around 20 to 28 feet above sea level. As far as market time if you are a seller. Price it competitively and make sure all those small projects a buyer does not want to do are done. Leave no excuses for negotiating down.

As for buyers, a wide spectrum of price. $120,000 TO $700,000. You can be right on the water or a golf course and there are many secluded areas. The developments have slowed but it is an opportunity to build on a prime lot at a good price. Arlington Place is a beautiful development with quality amenities, and I don't work for them.
