Good question. Required flood insurance is identified by a flood zone map. An elevation certificate is used to certify building elevations if the building is located in a Special Flood Hazard Area. A call to your insurance agent can provide with the current information on the flood zone map and if your lot is in a flood zone. If you are building a home discuss with your builder options you may have to elevate your home.
We live along the coast. Flooding is a possibility. Even if your property is NOT in a flood zone...flood insurance can provide you some peace of mind and perhaps save you from additional costs. If I can provide you additional resources, feel free to contact me.

A 'developed' lot is not how The TEXAS REAL ESTATE COMMISSION identifies lots for REALTORS. Typically lots are referred to as either "Residential" or "Commercial" UNIMPROVED; thus the 'name' of the form used to prepare an offer to purchase. In most scenerios "UNIMPROVED" is in reference to whether or not a STRUCTURE is located on the property.

Many 'lots' for sale including those in Copano Cove require a Septic System. Utility providers may also require a TAP fee for utilities. It's always a good idea for the buyer to contact UTILITY PROVIDERS regarding any fees required to access utilities. A Municipal Utility District (MUD) provides services in Lamar, for example. However, some owners install a private water well in lieu of 'connecting' to the MUD. Do not 'assume' a lot "automatically" has utilities to it unless it's located in a subdivision like Rockport Country Club, Harbor Oaks, Little Bay Shores or Key Allegro, etc. ALWAYS ASK.

Another important consideration to investigate is whether a CANAL front lot has 'bulkhead'. The purpose is to 'stop erosion'; installation of a BULKHEAD is very costly and can drastically alter the asking & selling prices of an unimproved lot. As you compare lot prices be sure to ask "does it have a bulkhead".

John, this is last years recap as reported... Off water lots- a total of 73 lots sold in the Rockport area. The average lot sold for $42,711- days on the market 268. Waterfront lots- a total of 23 waterfront lots sold in the Rockport area. The average waterfront lot sold for $103,100- 247 days on the market. There is really not a way to separate developed lots from undeveloped lots. What do you consider a developed lot? Based on that criteria a CMA could be run. Condos in the area will range from low 50,000's up to mid 400,000. Sherry, are you looking for a condo or townhome. One or two bedrooms. There are some great buys in the Rockport area.
